Abstract: В статті досліджено сутність поняття "кластер", "будівельний кластер". Визначено принципи їх утворення та функціонування. Приділено значну увагу ключовим аспектам, які б спряли розвитку кластерного підходу в напрямку підвищення рівня конкурентної спроможності продукції на ринку житлової нерухомості.
In the article the essence of the concept "cluster", "building cluster" is investigated. The principles of their formation and functioning are determined. Considerable attention has been paid to the key aspects that would lead to the development of a cluster approach aimed at increasing the competitiveness of products in the residential real estate market. The modern residential real estate market determines the state of the building complex of our country. As you know, the development of construction depends on the influence of two groups of factors. These are internal factors: personnel; level of development of equipment and material and technical resources; the effectiveness of existing management structures. Regarding external factors, they include: the political environment, the legal framework, economic, international development and trends, which construction companies and organizations do not actually have an impact, but they are crucial for the development of the construction industry and the construction market. Ensuring the stable development of the Ukrainian construction sector will promote the introduction and state regulation of new forms of relations between construction enterprises, authorities, organizations of various types of economic activity, in particular as a building cluster. The purpose of the article is to clarify the essence of the concepts of "cluster", "building cluster", studying their formation and functioning, as well as the inclusion of components that would contribute to the development of a cluster approach aimed at increasing the competitiveness of construction products in the residential real estate market. In the process of globalization simultaneously with the use of achievements of world construction practices in the world economy there are changes in the objects of economic management, its structure. The main objects of state administration are entrepreneurial networks, which include systematically organized, on the basis of longterm contracts, a network of enterprises and organizations involved in the design, manufacture, sale of construction products in the residential real estate market and its service. One of these new forms of networked organizations is a cluster. Support for the development of building clusters can become one of the means of improving the functioning of the residential real estate market. It is precisely the clustering that is considered as the basis of socio-economic development of both the regions and Ukraine as a whole. The introduction of construction clusters will facilitate the unification of production, intellectual and resource capacities of economic entities at all stages of the creation and realization of real estate.
